What is an Appraisable?

Appraisable is much more than an Automated Valuation Model (AVM). Powered by advanced artificial intelligence, Appraisable is designed to analyze properties using the same methodology employed by professional real estate appraisers, rather than simply producing an estimate based on statistical algorithms.

Unlike traditional AVMs, Appraisable is the only AI-driven valuation solution engineered to follow appraisal methodologies that are consistent with federal appraisal regulations and the standards governing state-certified appraisers. It analyzes each property by selecting the most appropriate comparable sales based on the subject property's characteristics, making line-item adjustments for each significant feature, and reconciling the final opinion of value by weighting each comparable according to its relevance and reliability—just as a licensed appraiser would.

Using high-quality data sources and valuation methodologies that align with the Uniform Standards of Professional Appraisal Practice (USPAP), Appraisable delivers intelligent, transparent, and well-supported real estate valuations.

In addition to estimating current market value, Appraisable is the only computer-generated valuation solution capable of producing a retrospective (retroactive) value opinion. This allows users to estimate a property's market value as of a specific date in the past, making it an ideal solution for estate settlements, litigation support, tax appeals, financial reporting, insurance claims, and other situations requiring a historical value opinion.

Appraisable doesn't simply estimate value—it applies appraisal principles, advanced AI, and market intelligence to produce credible, explainable, and defensible valuation reports.

Can an Appraisable report be desk reviewed by a licensed appraiser?

Yes. An Appraisable report can be independently desk reviewed by a state-licensed or state-certified appraiser.

Because Appraisable follows appraisal methodologies consistent with the Uniform Standards of Professional Appraisal Practice (USPAP)—including comparable selection, line-item adjustments, and value reconciliation—a licensed appraiser can review the report, evaluate its analysis, verify the supporting data, and determine whether they agree with the conclusions.

During the desk review, the appraiser is not limited to simply accepting the report as generated. They may remove comparable sales they believe are less appropriate, add more relevant comparable sales, modify individual adjustments, revise the reconciliation of the comparable sales, and, if warranted, arrive at a different final opinion of value. This professional review combines the efficiency of Appraisable's AI-driven analysis with the independent judgment and expertise of a licensed appraiser, resulting in a well-supported and credible valuation conclusion.

Can Appraisable be used for every property?

No. While Appraisable is designed to produce highly credible valuations for most residential properties, it is not suitable for every property type.

Because Appraisable is a computer-generated valuation that relies on the availability of comparable market data, certain properties may not have sufficient or appropriate data to produce a reliable value. Examples include multi-family properties, properties in unique or highly desirable locations (such as waterfront, golf course, or panoramic view lots), luxury homes, custom-built residences, and other properties with characteristics that make them difficult to compare to recent market sales.

In these situations, a traditional appraisal performed by a licensed appraiser is recommended, as it allows for professional judgment that extends beyond what can be reliably modeled using available market data.

Disclaimer: Appraisable is an artificial intelligence and computer-generated valuation tool. While it is designed to use reliable data and established appraisal methodologies, no automated system is infallible. Appraisable's analysis and conclusions may contain errors, omissions, or inaccuracies and should be independently reviewed and verified by a qualified real estate professional when appropriate.
